According to the EPA, “Carpet can act as a ‘sink’ for chemical and biological pollutants including pesticides, dust mites, and fungi.” A sustainable carpet care program is essential to maintaining indoor health.
According to the American Lung Association, "Carpets may trap pollutants like dust mites, pet dander, cockroach allergens, particle pollution, lead, mold spores, pesticides, dirt and dust. Toxic gases in the air can stick to small particles that settle into carpets. These pollutants may become airborne during renovations, vacuuming or even daily activities like walking on the carpet.
Chemicals used in some new carpets, carpet pads and the adhesives used to install them can harm your health. Some of these chemicals and glues are made with volatile organic compounds (VOCs), which emit odors and pollutants.

We use a combination of hot water extraction (steam cleaning) and encapsulation carpet cleaning (low moisture cleaning) for best results. Most commercial carpets only need encapsulation cleaning. This is great news for you because it costs less than hot water extraction cleaning. The carpets also dry faster with the encapsulation carpet cleaning method because of the chemistry that we use. It takes about an 1-2 hours to dry.
Your new office carpet is a significant investment, and to keep it looking as-new for as long as possible, regular cleaning is essential.
Types of Carpet
We only clean synthetic fibers such as polyester, nylon, acrylic and olefin. We do not clean natural fibers such as wool, cotton, expensive oriental rugs or area rugs.

How encapsulation cleaning works?
Encapsulation cleaning is an interim carpet maintenance method. In this process, the encapsulating chemical is sprayed onto and then brushed into the carpet using a cylindrical or rotary brush machine. The encapsulation chemistry surrounds each soil particle and crystallizes it so it can’t attract other soils. The encapsulated soil particles release from the carpet fiber and are removed by normal vacuuming, which will generally be done by the janitorial team at regularly scheduled times.
Since this is a low-moisture system, carpets can be put back
into use promptly. This process allows our janitorial team to provide a continual high level of appearance at a lower price than other cleaning methods while generating high levels of productivity. This method is designed for commercial maintenance only. Encapsulation cleaning should be periodically followed (every 2–3 cleanings) by thorough hot water extraction.
Thoroughly vacuum the carpet to remove dry soils.
Using a pump-up sprayer, spray the encapsulant diluted per the label instructions.
Allow 10–15 minutes of dwell time.
Using a cylindrical brush machine, work the encapsulant into the carpet.
After the carpet is dry, if you have our janitorial services we will instruct our janitorial team to do a thorough vacuum. Continual vacuuming will pick up the encapsulated debris.
Each facility that needs carpet cleaning is different and will require a customized assessment.
This type of carpet cleaning will be the most expensive and the least recommended because the service is provided only one-time.
Spot Removal: There will be an extra charge for removing organic stains such as pet stains, feces, vomit, blood, coffee and tea. We use a peroxide cleaner to remove or reduce stains and odors but it's not guarantee to work. This cleaner will not bleach out anything synthetic.
This type of carpet cleaning is the most cost effective and the one we recommended because we set-up the customer with a carpet maintenance program and the service is provided on a recurring basis with automatically scheduled cleanings.
